Do Florida Homes Even Have Chimneys?

Three things that get called a chimney

They look similar from the street and they have almost nothing in common.

A masonry chimney

Real brick or block, usually rendered in stucco, with a flue inside it. Most common in Jacksonville, St Augustine, Pensacola, Tallahassee and the older Panhandle towns, where winters are cold enough that fireplaces got used. These need crowns, caps, flashing and occasionally relining, like a chimney anywhere.

A framed chase

Timber framing clad to match the house with a metal flue system inside and a sheet-metal cover on top. Ubiquitous across the post-1980 tract housing of Central and South Florida. It has no crown and no masonry; what it has is a chase cover that corrodes and a factory-built firebox with a parts list.

A decorative stack

A chase or a stub built for appearance, venting nothing at all. More common than people expect on builder housing. It still takes water if the cover fails, which is the only reason it needs attention.

What the appliance underneath is

This matters more than the structure above it.

South of Orlando, a fireplace is almost always a direct-vent gas appliance: sealed glass front, combustion air drawn from outside, venting horizontally through a wall. It does not use a chimney at all, and no amount of sweeping is relevant to it. What it needs is annual service on the burner, pilot, gasket and venting.

In the north of the state you do find genuine wood-burning fireplaces, and there the chimney work is chimney work.

How to tell what you have

Sealed glass across the front and a pipe through an exterior wall: direct-vent gas. An open firebox with a gas log set and a damper clamped part-open: vented gas, using the chimney. An open firebox with a grate and no gas line: wood. The appliance plate inside the firebox settles it.

So what actually needs doing in Florida

Being straight about it: the venting work is constant and the chimney work is narrower.

The dryer vent is the appliance in a Florida house that does the most work and carries the most risk — long attic runs, several elbows, and a configuration that packs with lint. Gas fireplaces need annual service and almost never get it. Stucco chimneys hide their condition until the render cracks or sounds hollow. Salt takes apart anything galvanized, statewide and further inland than people assume. And after a hurricane or a roof replacement, the chimney flashing is the detail most likely to have been rushed.

That is the real list. We would rather say so than pretend the state is full of chimneys that need sweeping.
