Where Florida actually burns wood
Through the Panhandle, the Big Bend and rural north Florida there is enough winter that fireplaces get used, and there creosote is a real annual finding. Jacksonville and St Augustine see genuine use too.
South of Orlando it is close to nonexistent. What a visit finds there is nesting, corrosion, a seized damper and a flue that has been standing open and humid for years.
Humidity changes the picture
A Florida flue is damp for most of the year. Damp deposits smell, they hold on to the masonry, and they corrode anything metal in the system. The musty smell people notice in summer is exactly this.
Nesting is the common finding
A warm open flue in a warm climate is attractive year-round. Chimney swifts in particular are protected during nesting season, which affects when a flue can be cleared and capped.

A sealed vacuum at the firebox before anything is disturbed, drop cloths down, nothing left for you to clean up.
The vent side matters more
On most Florida properties the dryer vent carries more risk than the chimney does. A thorough visit should look at both.

How often if we do burn?
Annually, as anywhere. In north Florida that is a genuine creosote job.

Damp deposits plus humid air being drawn down the flue. Sweeping removes the source; a cap and a top-sealing damper address the airflow.
Will it make a mess?
It should not. A sealed vacuum and drop cloths handle it.
Something is living in the chimney.
It has to be removed before capping, and some birds are legally protected during nesting season.
